Condominium Associations

IMT Realty is experienced in condominium management and our property managers are CMCA certified. We will handle all of your property management needs including contract bidding, condominium fee accounting, recurring and one-time bill payments, preparing budgets and prepping for association meetings, rules violation notices and much more. IMT outsources our maintenance contracting to ensure our associations always pay the lowest price for the best service. We would be happy to help you manage your real estate investment by handling the leasing, maintenance and marketing of your property. All of our owners have 24-hour access to the PropertyWare portal where you can see payments received and your tenants can make online e-payments and you can email our management team to alert us of any management issues. The property management services that we will provide for your asset(s) include, but are not limited to the following:

  • implement cost-effective preventive maintenance programs for building mechanical, security and emergency systems
  • Prepare annual budgets and quarterly budget reconciliations
  • Supervise building personnel and increase their productivity
  • Make frequent on-site building inspections
  • improve and maintain tenant relations
  • continually evaluate and recommend approaches to reduce operating costs by improving building operations and maintenance procedures
  • Contract to the most cost-effective third-party vendors through competitive bidding process
  • Evaluate, plan, implement and supervise all service maintenance contracts, construction and restoration projects
  • Maintain compliance with local laws and building codes
  • Remove building violations
  • Provide financial planning and controls through preparation of annual operating and capital budgets
  • Successfully collect Condo Dues
  • Assess late fees as necessary
  • Diligently monitor and disburse payables
  • Supervise attorneys on proceedings thereby minimizing legal costs
  • Where residential buildings are concerned, apply rent control/rent stabilization procedures
