Rental Application Criteria
In order to apply to rent one of our properties, you will be asked
to provide the following information.
Income Verification

Applicant's gross monthly income (pre-tax) must be at least 3 times the monthly rental rate.

Co-signer’s gross monthly income must be at least 4 times the monthly rental rate.

Adjustments may be made based on:
- Length of Employment: Duration at current job.
- Job Stability: Likelihood of continued employment.
- Years in Industry: Consideration for recent career changes.
Credit History

Applicants and co-signers must pass credit check requirements to avoid future financial issues. Key factors evaluated include:
- Credit Rating: General credit score and rating.
- Payment History: Prefer accounts in good standing with consistent payments.
- Utility Collections: Presence of utility collections is a red flag.
- Bankruptcy: Time since filing and current status of accounts post-bankruptcy.
- Judgments/Unlawful Detainers (Evictions): Unpaid judgments to previous landlords or any evictions are red flags.
Current and Past Residency

We obtain rental references from current and past landlords, covering at least 3 years of history. Co-signers’ rental or home ownership history is also examined.

Landlords are asked the following:
- Payment Timeliness: Did the applicant pay on time? Frequency of late payments?
- 3-Day Pay or Vacate Notices: Presence of notices or evictions leads to disqualification.
- Notice to Vacate: Was proper notice given before vacating?
Pets: Were pets kept, and if so, were there any behavioral issues or damage caused by pets? - Complaints: Were there complaints? If so, what were they, and how frequent?
- Security Deposit: Was the full deposit refunded? If not, what were the reasons for withholding funds?
- Re-Rental Consideration: Would the landlord rent to the applicant again? A negative response may result in disqualification.
Background Check

We perform a thorough background check for any of the following concerns:
- Felonies, Convictions, and Criminal Charges: Includes past and ongoing charges.
- Public Records: Examination of relevant public information.
- State/Court Records: Any past or current court records.
- Sex Offender Status: Check for registered or unregistered status.
